How it works›
Monthly payment. A new loan uses the standard fixed-rate amortization formula. An existing loan uses your entered contractual principal-and-interest payment and projects forward from the current balance, without reconstructing past payments. Interest rate is distinct from APR.
Amortization. Monthly interest uses the remaining balance and annual rate divided by 12. Each step rounds to cents. The last new-loan payment adjusts for rounding, and every final payment is capped at the amount owed. The no-extras baseline removes all voluntary principal payments.
Extra payments. Monthly, annual and lump-sum extras reduce principal after regular P&I. They shorten the term without lowering the required payment. Fees, prepayment penalties and tax effects are excluded. Housing costs are a separate, constant budget estimate; they do not reduce principal or automatically stop at payoff.
Reference: CFPB: principal and interest versus the total monthly payment. The projection uses monthly interest, rather than lender-specific daily accrual or payment-posting rules.
