How it works›
Sources and supported loan. IRS Publications 936 and 505 (2026), IRC 164(b)(6), and the common federal tax tables. Verified October 4, 2026. Assumes one fully amortizing qualified home-acquisition mortgage originated after December 15, 2017, with no other acquisition debt, no refinancing, and no new borrowing during the year. Uses the permitted first/last balance average; pre-2017 debt, points and mixed-use proceeds need separate treatment.
Incremental benefit. Compares deductions with and without the mortgage interest and property taxes, retaining your other deductions in both cases. Applies acquisition-debt and SALT limits, the SALT income phaseout, and the 2026 itemized-deduction reduction. Savings use the entered marginal rate; they are not a complete return calculation and do not model AMT or bracket changes. Use the custom standard deduction for age, blindness or other eligibility adjustments.
